Guest Damage Coverage – Terms and Conditions
All reservations made through Red Sands Vacations, including those on third-party platforms such as Airbnb, VRBO, Booking.com, and our direct booking site, are automatically enrolled in our Guest Damage Coverage program. This program provides up to $2,000.00 (inclusive of HST) in coverage per reservation for guest-caused damage or excessive cleaning. No action is required from property owners to enrol.
The coverage is funded by a $39.00 fee charged to guests at the time of booking. Property owners receive this benefit at no cost. It is designed to cover minor incidents that typically fall below the threshold of an insurance claim. Owners are still required to maintain appropriate short-term rental insurance for each property.
Examples of covered incidents include:
• Broken furniture or fixtures
• Minor flooring or drywall damage
• Damaged appliances or hardware (e.g., fridge handles)
• Deep cleaning after excessively messy stays
Red Sands Vacations will coordinate and complete any required repair or cleaning work. If anticipated costs are expected to exceed $2,000.00, the owner will be notified prior to any action being taken.
Important Conditions and Exclusions:
1. Discretionary Determination: All claims are subject to review and approval by Red Sands Vacations. We reserve the right to determine claim eligibility, coverage amount, and appropriate remedy.
2. Limits of Liability: The maximum coverage is $2,000 inclusive of HST per reservation. This program is not an insurance policy and is not intended to replace or supplement property owner insurance.
3. Deductibles Not Covered: This coverage cannot be applied toward insurance deductibles for larger claims filed through your insurance provider.
4. High-Risk Items Excluded: Items considered high-risk or unusually valuable (e.g., artwork, electronics, antiques, or personal effects stored on-site) are not covered. Property owners are encouraged to secure or remove such items before guest stays.
5. Fraud or Misuse: Any misuse or false claims under this program may result in removal from coverage and potential termination of the management agreement.
6. Theft Not Covered: This program does not cover theft of any kind. Any suspected theft will be documented and reported to the appropriate local authorities.
7. General Exclusions: This program does not cover general wear and tear, damages caused by owner negligence, or major incidents such as fire, water damage, or structural issues.
Property owners will see a $39.00 (plus HST) line item on their income statement for each reservation; however, this amount will be offset by an equal deduction, as it represents the guest-funded contribution toward the damage coverage program.
